Real Estate Renewals

The renewal window for real estate renewals is open from early April to June 30 at 11:59 PM Central time.

  1. Go to www.pulseportal.com and select "Minnesota Department of Commerce" as the “Program” and "Abstracter" as the “Board.”
  2. Under "License Renewals," click on "Renew an Existing License." This will call up the "Search License Renewal" screen.
  3. Click the "Individual" radio button.
  4. Enter your Last Name, License Number, and Social Security Number and click the "Next" button. The "Attestation" screen will appear. Click the "I Agree" button.
  5. The renewed license summary will appear. Click the "Continue" button.
  6. The "Contact Information" screen will appear. Make any necessary additions or changes, click the "Save" button, and then click the "Continue" button.
  7. The Credit Card Information screen will appear. Enter all requested information. (Note: If your mailing address is in the United States, you do not need to enter anything in the "Country" field.) Click the "Continue" button.
  8. Verify your information on the next screen. If something needs to be added or corrected, click the "Change My Request" button. If everything is correct, click the "Renew My License" button.
  9. The confirmation page will appear. Please write down the Confirmation ID number and print the page for your records. The Confirmation ID number can be used to check the status of your renewal.
  10. After your renewal application has been processed (approximately 7 business days after you submit a complete application), you can print your license.
  11. To print your license, go to the PulsePortal Home page. Select "Minnesota Department of Commerce" as the “Program” and "Abstracter" as the “Board.” Under "Print Licenses/Documents," click "Print Your License."

  8. Please answer the question on the screen that appears next.
  9. The Credit Card Information screen will appear. Enter all requested information. (Note: If your mailing address is in the United States, you do not need to enter anything in the "Country" field.) Click the "Continue" button.
  10. Verify your information on the next screen. If something needs to be added or corrected, click the "Change My Request" button. If everything is correct, click the "Renew My License" button.
  11. The confirmation page will appear. Please write down the Confirmation ID number and print the page for your records. The Confirmation ID number can be used to check the status of your renewal.
  12. You must email your liability insurance or surety bond to the Licensing Division at licensing.commerce@state.mn.us. Put “Abstracter Renewal” in the subject field. Your license will lapse unless this insurance documentation is received before the renewal deadline.
  13. After your renewal application has been processed (approximately 5-7 business days after you submit a complete application), you can print your license.
  14. To print your license, go to the PulsePortal Home page. Select "Minnesota Department of Commerce" as the “Program” and "Abstracter" as the “Board.” Under "Print Licenses/Documents," click "Print Your License."

  3. Click the "Individual" radio button.
  4. Enter your Last Name, License Number, and Social Security Number and click the "Next" button.
  5. The "Attestation" screen will appear. Click the "I Agree" button.
  6. The renewed license summary will appear. Click the "Continue" button.
  7. Answer the questions on the page that appears. Note any special instructions that apply to your situation. Click the "Continue" button.
  8. The "Contact Information" screen will appear. Make any necessary additions or changes, click the "Save" button, and then click the "Continue" button.
  9. The Credit Card Information screen will appear. Enter all requested information. (Note: If your mailing address is in the United States, you do not need to enter anything in the "Country" field.) Click the "Continue" button.
  10. Verify your information on the next screen. If something needs to be added or corrected, click the "Change My Request" button. If everything is correct, click the "Renew My License" button.
  11. The confirmation page will appear. Please write down the Confirmation ID number and print the page for your records. The Confirmation ID number can be used to check the status of your renewal. Please note the information under "Additional Renewal Requirements."
  12. If you do not have a trust account, you must email your trust account waiver form in the licensee’s name, NOT the company’s name, to: licensing.commerce@state.mn.us after renewing your license. Put “Closing Agent Renewal” in the subject field. Your license will lapse unless this trust account documentation is received before the renewal deadline.
  13. After your renewal application has been processed (approximately 5-7 business days after you submit a complete application), you can print your license.

It is the Primary Broker’s responsibility to renew all of the licenses that are due for renewal and associated with the real estate company before 11:59 PM Central time on June 30 of the applicable renewal year. The mass renewal can be done online at: www.pulseportal.com. Electronic renewal applications, renewal documents, and payments must be received by the MN Department of Commerce before 11:59 PM. Central Time on June 30 of the applicable renewal year. The primary broker will need a PulsePortal user name and password in order to renew licenses. If you don't remember your user name or password, use the “Forgot Password” or “Forgot User Name” links.If you still need assistance please contact Vertafore Support at 833-814-0228 or pulse_support@vertafore.com. The Department of Commerce is unable to assist the primary broker with user name and password issues.
It is the Primary Broker’s responsibility to provide individuals associated with your company a copy of their license. The broker can print the licenses directly on www.pulseportal.com by clicking the “Print Your License” link.

Resident Real Estate Licensees

  1. Go to www.pulseportal.com and select "Minnesota Department of Commerce" as the “Program” and "Real Estate" as the “Board.”
  2. Under "License Renewals," click on "Renew Brokers, Salespeople and Companies" (the renewal must be completed by the Primary Broker). This will call up the "Login" screen.
  3. Enter your “User Name” and Password and click the "Login" button.
  4. You will be presented with a list of all individuals associated with your company whose licenses are NOT up for renewal but who do have a CE requirement due June 30. Click the checkboxes next to each individual whose license you would like to apply the Commercial Only CE waiver to and then click “Next”. If the Commercial only waiver does not apply to anyone associated with your company do not select any boxes. Click “Next.”
  5. You will be presented with a list of all individuals associated with your company whose licenses are due for renewal June 30. Click the checkboxes next to each individual whose license you would like to apply the Commercial Only CE waiver to and then click “Next”. If the Commercial only waiver does not apply to anyone associated with your company do not select any boxes. Click “Next.”
  6. The "Attestation" screen will appear. Click the "I Agree" button.
  7. Verify, confirm and print the list of individuals that you have applied the Commercial only exemption to and click “Done.”
  8. You will now return to the home page.
  9. From the "Choose a state to begin" drop-down menu, select "Minnesota."
  10. From the "Choose a board to continue" drop-down menu, select "Real Estate."
  11. Under "License Renewals," click on "Renew Brokers, Salespeople and Companies" (renewal must be completed by the Broker).
  12. Next to "License Type," click the "Real Estate Company" radio button, then click the "Submit" button. (This will only appear if your company license needs to be renewed.)
  13. The list of licensees due for renewal will appear. Select the licensees that you would like to renew and click the "Submit" button.
  14. The "Attestation" screen will appear. Click the "I Agree" button.
  15. A list of licensees that you have chosen to renew will appear. Click the “Submit” button.
  16. The Credit Card Information screen will appear. Enter all requested information. (Note: If your mailing address is in the United States, you do not need to enter anything in the "Country" field.) Click the "Continue" button.
  17. Verify your information on the next screen. If something needs to be added or corrected, click the "Back" button (the one on the page, not the one for your browser). If everything is correct, click the "Submit Credit Card Info" button.
  18. The confirmation page will appear. Please write down the Confirmation ID number and print the page for your records. The Confirmation ID number can be used to check the status of your renewal.
  19. After your renewal application has been processed (approximately 7 business days after you submit a complete application), you can print your license.
  20. To print your license, go to the PulsePortal Home page. From the "Choose a state to begin" drop-down menu, select "Minnesota." From the "Choose a board to continue" drop-down menu, select "Real Estate." Under "Print Licenses/Documents," click "Print Your License."
